It was requested that we assess water damage that has occurred to the first floor framing due to a leaking HVAC condensate line over a several year period. Items visible to view that were inspected are noted in the report but a comprehensive structural inspection of the entire house is beyond the scope of this report. In addition, while general solutions are provided below, structural details are beyond the scope of this report. Structural plans for the house were not available to assist in our investigation. The house is a two story structure built in 1997. The typical floor framing in the crawlspace consists of 11-7/8" deep Louisiana Pacific I-Joists spaced at 19.2" on-center. Based on information received from Louisiana Pacific, the existing floor joist grade is most likely LPI-26. The joists bear on dropped LVL girders at the interior of the crawlspace. The girders are supported by intermittently spaced concrete masonry unit (c.m.u.) piers and shallow concrete footings. The exterior foundation wall of the home is constructed with masonry and a sill plate which supports the floor framing. A leak in the condensate line has damaged several joists and an LVL girder in the floor framing (see photos #1 & #2). We recommend that the damaged joists and girder be replaced as follows: 1. Remove and replace approximately 10-feet of damaged LVL girder. The new LVL should replace the existing girder in-kind. The new LVL should be a 2-ply 1-3/4"x9-1/4" LVL and is to be continuous over an existing c.m.u. pier and bear on existing c.m.u. piers at each end. The minimum grade of the LVL is to be 1.8E-2600Fb and it is not to be spliced. The two plies of LVL should be glued together and fastened using (3) rows of 16d nails at 12" on-center and 3"from each end. 2. Replace approximately (8) damaged floor joists to the front of the damaged girder. The joists span approximately 14-feet to the front foundation wall of the home. Due to moisture concerns in typical crawlspaces, our office does not recommend replacing the joists with similar material. Instead, we recommend that each of the (8) joists be replaced with a double 2x12 #2 Southern Yellow Pine (SYP). All significantly water damaged joists should be removed and replaced, but if only minor rot is encountered the joists may remain in place and be strengthened with a full length double 2x12 sistered joist. This can be done at the contractor's discretion. 3. Replace approximately (8) damaged floor joists to the rear of the damaged girder. The joists span approximately 11-feet to another LVL girder in the rear of the crawispace. We recommend that each of the (8) joists be replaced with a single 2x12 #2 SYP. All significantly water damaged joists should be removed and replaced, but if only minor rot is encountered the joists may remain in place and be strengthened with a full length single 2x12 sistered joist. This can be done at the contractor's discretion. 4. All nailing should adhere to the requirements of the 2012 NC State Building Code. Replacement members were designed using a floor live load of 40psf and a floor dead load of 15psf. The floor framing noted above is recommended to provide framing of similar stiffness to that of the existing floor system and thereby minimizing differential deflection between the existing and new floor framing. The use of dimensional lumber in lieu of I-joist framing should provide better long-term resistance to moisture problems. However, we recommend after the framing has been modified and the condensate line repaired that the crawispace be checked to ensure the moisture levels are less than 19%. Because the new dimensional lumber joists are 11-1/4" deep (opposed to the 11-7/8" existing floor joists) the new joists should be shimmed at bearing with oak or plastic shims as required. Shoring design is outside of our scope of work but the floor should be shored as required throughout construction until all new framing is in place. We recommend removing and replacing floor joists individually rather than all at the same time. All construction should be completed in accordance with the 2012 North Carolina State Building Code.
