Fire Department access to incorporate hammerhead turnaround or access around structure where proposed dumpster is located. All fire department access to maintain 20' width and 13' 6" clearance in height.  : : NC HWY 24-87 should be NC 24-87 To confirm--- Will this be Office with Pharmacy as in 1 unit or 1 office and 1 pharmacy as in 2 separate units? Vicinity map should follow UDO guidelines Vicinity map should be zoomed in more specific to the site 3.2.2 Vicinity Map A. Any State maintained road drawn on the vicinity map shall be identified with the NCDOT state road number B. Major highways such as US, NC, and Interstate shall be identified a US 421, etc, NC 27 NC 210 etc, and I-95 C. Roads that are not State maintained shall be identified with th appoved E911 Addressing road name.  : : Connectivity is required to adjacent property. All parking spaces shall be within 60’ of a tree trunk. Ensure building exterior compliance with Hwy 87 architectural regulations. Show buffer strip, as it is noted. All mechanical areas located on, beside, or adjacent to any building or developments shall be screened from the views of streets and adjacent property. Rooftop mechanical areas shall be screened as well. Note who will maintain the parking and stromwater BMP if applicable. Is an NCDOT driveway permit required? If so, provide a copy of the approved permit.  : : The Water and Sewer main must be labeled as public and private as applicable. -The water and sewer usage calculations should follow NCDENR DWQ 2T Rules NCDENR PWS 15A 18C Rules. These usages should be added to the site plan. -Note should be added to the site plan for a licensed utility contractor to install the utilities. -The Existing water main on 24/87 must be shown on the site plan. -The existing water and sewer services must be shown on the site plan and demo plan. -The proposed service lines must be permitted with NCDENR PWS. -HCDPU required the sewer main to be at minimum PVC SDR 35. -The existing sewer services sizes must be clearly labeled on the plans. -HCDPU does not allow sewer taps installed in manholes. -Water and sewer crossings must have minimum separations called out. 24inches is minimum separation according to HCDPU Specifications. -A NCDOT three party encroachment agreement must be obtained to install utilities within NCDOT right of way -HCDPU utility notes must be included on the site plan. -NC-one Call must be added to the site plan cover sheet. -The sanitary sewer service cleanout must be installed at the easement line for the existing system. -HCDPU maintenance ends at the easement line and do not continue on the private property. -HCDPU approved backflow prevention devices must be labeled on the water service lines. -Utility construction plans must be submitted to HCDPU for review and approval. -Submittals of material must be submitted to HCDPU prior to utility construction approval. -HCDPU details must be included in the site plan. -Inside drop manholes must be 5ft diameter at minimum. -Backflow Preventers must be used on all commercial service lines. -Proposed easements must be shown on the site plan.  : :   Engineering (910)893-7555 : Submit erosion control plan. LONG RANGE CONDITIONS The following conditions must be satisfied Must meet all requirements set forth by NC DENR. Capacity fees must be paid in accordance with the latest Water and Sewer Use Ordinance prior to HCDPU execution of water and sewer applications.. The EOR must submit to HCDPU Engineered Plans, hydraulic analysis, and associated documents for review and approval. The water and sewer utilities must be installed in accordance with HCDPU standards and specifications. The EOR must submit all Engineering Final Documents prior to HCDPU approval of the water and sewer extensions. The proposed water lines that will serve the proposed subdivision must be permitted with NCDENR, installed, inspected, tested and approved by Harnett County Department of Public Utilities (HCDPU) and NCDENR before services are activated. The final plat and the As-Built Record Drawings must match each other. The As-Built Record Drawings and PE certifications must be submitted to HCDPU for review before the final plat can be recorded. The Developer must provide HCDPU a Cost Statement indicating the cost to install the water lines (materials and labor) that will serve the lots in Rangers Cove subdivision. The developer and the utility contractor must provide HCDPU with a one (1) year warranty on the water and sanitary sewer system improvements installed.  :   :   :   :     Development Review Board Chairman   A FINAL copy, consisting of any corrections, etc., will be sent after the meeting. Upon resubmittal, additional comments/ corrections may be required. **Please remember all applicable fee’s** If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
