The structure in general, is in sound structural condition. There are no signs of overstressed roof or floor framing and there is no evidence of excessive wear due to lateral instability. The pier foundation is adequate and the anchors are sufficient for lateral resistance. The following items are areas of structural deficiency that needed modifications: Water Damage - There are areas where water damage has rotted sections of the flooring and stud walls. All rotted members must be replaced. The contractor has identified these areas and in the process of replacing all damaged flooring and studs. Thee are sections of the roof that have also experienced water damage. All rotted or dampened sheathing will be replaced with 1/2" " sheathing and a new 2x6 rafter will be attached to existing 2x6 rafters in damaged areas. Interior Bearing Wall - There are sections of the interior bearing wall that are not adequately support, at the master bedroom and in the smaller bedroom area, respectively. For the master bedroom area, 2x4 studs 0 16" oc will be installed with (2) 2x4 header over the door with double stud door framing. In the smaller bedroom area (2)2x3 studs will replace the existing damaged 2x3 studs. The ceiling framing that has slightly sagged will be jacked to proper elevation before new stud installation.
