SW_water fixture infoJay, In order to get an accurate fixture count I have enclosed a floor plan of the two floors that will be in the observation tower. The upper floor will be reserved for Press, Home and Visitor Radio announcers and for coaches. This is a restricted area not open to the public. The center portion of the lower floor is designated as the Presidents Suite. There are two mini-suites that will be rented out to parties of up to 15 people. This floor is also off limits to the general public. Based on my calculations we have more plumbing fixtures than are required by code. I would appreciate you taking a look at how I derived at my minimum fixture count and let me know which way you feel is more appropriate, or if I should be looking at is a different way. One approach to determining the proper number of plumbing fixtures required for the tower is based on the number of seats shown on the plan. Some of these seats are fixed but most are not. We can post occupancy if necessary. Based on the seat count and using the fixture counts listed for A4 occupancy in Table 2902.1.. I get the following: Press Level (39 Occupants = M-19/F-20) WC L Male 1 1 Female 1 1 VIP Suite Level (82 Occupants = M-41/F-41) Male 1 1 Female 1 1 The other method would be to calculate my fixture requirements would be by occupant load. We are thinking that our occupancy is A3 Assembly (Each floor plate is approximately 2,700 sf. / 15sf per person) since we have loose table and chairs. The following numbers are based on the plumbing fixture requirements in Table 2902.1 for A3 occupancy (Auditoriums): Press Level (180 Occupants = M-90/ F-90) WC L Male 1 1 Female 1 1 VIP Suite Level (180 Occupants = M-90 / F-90) Male 1 1 Female 1 1 Either way I get the same results. I just want to make sure we agree on my description of “Occupant Type” and how to best calculate plumbing fixtures. Your thoughts on this matter would be appreciated.
