SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Need to evaluate the width of the alley way for apparatus  Fire Marshal (910)893-7580: entry and exit Hold: Need to evaluate the fire hydrant locations in regards to the  alley way concept. Need to evaluate the need for signage on the alley ways for  emergency response Need to evaluate the need for addressing the back of the  residence for emergency response. Water lines and fire hydrants to be located on the right side  of the road. NEED AN OVERVIEW OF ENTIRE PROJECT  E911/Addressing (910)814-2038: NEED A NEW ROAD NAME, "RHYNE LN" WILL NOT WORK  Conditionally Approve: NEED A NEW ROAD NAME, "ALLEY AA" AND "ALLEY BB" WILL  NOT WORK, THIS ALSO NEEDS TO BE 1 ROAD NAME Note that “A foundation survey should be submitted at the  Planning Department (910)893-7525: completion of foundation construction.” Conditionally Approve: Submit updated Master Development Plan.  The Developer must provide HCDPU with a complete Master  Public Utilities (910)893-7575: Development Plan to include all proposed phases, lots, Hold: streets, and utilities. The water and sewer lines for the existing Keith Hills  subdivision currently belong to Campbell University. Campbell University is planning to sell or give these utilities to Harnett County in the near future. Permitting for the proposed water and sewer lines will need to be approved by HCDPU, Campbell University and NCDENR at this time. HCDPU will be the permittee once the transfer of the existing utilities have been turned over to Harnett County. Harnett County Dept of Public Utilities (HCDPU) must be  provided a twenty (20’) feet wide easement for each water and sewer line once the project construction is completed and approved by HCDPU Campbell University and NCDENR. The lot numbers are not consecutively numbered which has  changed from the previous plat submitted to the DRB. The fire hydrant legs should not be located under the  pavement. Water lines should be located on the right side of the street  as viewed when entering the subdivision. Contact at (910)433-3300.  Please visit www.harnett.org/utilities for more information on the approval process.  The developer must provide HCDPU a one (1) year warranty on the water and sewer lines  installed to serve this development. The developer’s engineer must provide utility plans, and engineers report, project specifications  along with the NCDENR applications to HCDPU for review and approval. No construction may begin on the water and sewer lines without the required NCDENR permits. Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wesnesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
