SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Fire Marshal (910)893-7580: Provide cul-de-sac on Eaton Dr or restrict building permit for lot # 34 Conditionally Approve: until phase 2 has begun construction E911/Addressing (910)814-2038: Approve: Gross acreage must be noted  Planning Department (910)893-7525: Total number of lots must be noted  Conditionally Approve: Remove check mark from Lots 4-6  Note that all wetlands conseration easements are to be left  undisturbed Show proposed Phase 2 lines where they abut Phase 1  INSPECTION: Streetscape buffer must be installed, or  bonded. INSPECTION: Ditches must be stabilized and free of erosion  and sedimentation, or bonded. INSPECTION: Street lights must be installed or letter must be provided from utility company showing intent to install The final inspection of the water system improvements  Public Utilities (910)893-7575: installed in Phase I of Oxford Woods must be completed by Hold: HCDPU. The PE must submit the As-Built Record Drawings and  Engineer’s Certification to HCDPU. The Developer must provide HCDPU with a Cost Statement for  the water improvements installed in Phase I of Oxford Woods. The NCDENR permit issued to HCDPU for the water line  extension was initially permitted by NCDENR for 22 lots in 2006. The PE submitted another revised plan for the addition of two new streets and 20 additional lots which was subsequently permitted by NCDENR under the DEH Serial # 06-01579-R1 in 2007. Since the water line was only installed for the first 22 lots, then the final plat for Phase I must only contain 22 lots. The final plat submitted for review and approval contain 27 lots and the lots along Eaton drive cannot be approved at this time. The Developer must provide HCDPU with a one (1) year  warranty for the water system improvements installed to serve the 22 lots in Phase I of Oxford Woods. : : : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
