Front St. October 11, 2006 Lillington, NC 27546 Ph: 910-893-7525 Fax: 910-814-6459 To : Thompson & Associates Re : Comments for Solace Village preliminary subdivision.  Provide 2 (two) reduced paper copies (size 11 x 17).  It is noted and shown that the minimum lot size is 14,970 square feet. Please note that the zoning for this property is RA-20R, which requires a minimum lot area of 15,000 square feet. Please revise the plat to allow for this requirement for lots 14-21.  Provide a preliminary soils report.  Correct township from Summerville to Anderson Creek.  Correct spelling of “McNeill Tobbs” Road to McNeill Hobbs Road on vicinity map.  Note the linear feet for each street.  As required by the Harnett County subdivision ordinance in section 5.3.1G., fire hydrants shall be located in such a manner that no lot is further than five hundred feet (500) from a hydrant. Please revise the plat to include fire hydrants located in the required places.  Section 5.10 requires street lighting adequate enough to illuminate streets, common driveways, walkways, and dead end streets for the safe movement of vehicles and pedestrians. The minimum size streetlight shall be a 175 watt mercury-vapor (approximately 7,000 lumens) or its equal, spaced at intervals not more than three hundred (300) feet. Please revise the plat to show street lighting.  Section 5.11 requires all subdivisions with more than six (6) lots that have lots that abut state maintained road shall be required to adhere to streetscape buffer requirements. Please revise the plat to indicate the streetscape buffer location, width, landscaping type, and maintenance responsibilities.  Not required now, but please be aware that a recreational fee of $500 per lot will be due at the time of recording.  Lot 31 appears much larger compared to the other lots. Future plans for this lot may have a bearing on the type of buffer that will be required between lot 31 and the remainder of this proposed subdivision. Please contact me to discuss the possibilities for developing lot 31, so that we can determine the appropriate buffers at this stage.
