SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.  Fire Mashal: Fire main nneds to be a 6" Line and the fire hydrants installed in accordance with the County Ordinance  Planning Department: •Add “R” to zoning classification…i.e…RA-20R •Note the total number of proposed lots. •In the title block, the “o” is missing in Johnsonville. •Map and shown scale do not correlate. •Show topo’s. •Show a sign easement. •Note the length of proposed street. •Label this street as “public”. •Show street lights every 300’. •Show all applicable drainage/ stormwater easements. Also, note who will maintain these easements in perpetuity. •Show 15’ streetscape buffer along the lots that have State rd frontage. Note who will maintain this buffer in perpetuity…..HOA, property owner, etc. •NCDOT requires 50’ radius on cul-de-sacs that are without curb and gutter. Begin the process to remove this as a Manufactured Home Park from thje Planning and Tax Departments. *Please make sure to obtain all required Local and State permits before development begins.*  Public Utilities: 1. The professional engineer (PE) should submit a complete set of Utility Plans, an engineer’s COUNTRY WILLOWS DECISION PACKET 3/27/2009 1 report and project specifications (in triplicate) to HCDPU for review and subsequent approval. 2. The professional engineer (PE) should submit a three-party NCDOT encroachment agreement to HCDPU for approval and then submit the signed three-party NCDOT encroachment agreement to NCDOT for approval before starting construction in the NCDOT right-of-way along McKoy Town Road (SR 1105). 3. The preliminary site plan should specify if the lots will be served by wells or Harnett County public water. 4. The preliminary site plan should specify if the lots will be served by Harnett County public sewer or individual septic tanks. 5. A 6" water line will be required. 6. If some of the older water meters will be used, they will need to be removed.  Environmental Health: A final soils report should indicate exisiting septic systems are adequate and that sufficent repair areas exist. LONG RANGE CONDITIONS The following conditions must be satisfied  Public Utilities: 1. The Developer must provide HCDPU with a one (1) year warranty on the new water lines that will serve this subdivision once the final approvals have been issued NCDENR and the new utilities have been accepted by HCDPU. Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business day. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
