SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Planning Department: •Proposed utilities must be shown •Sign easement to be shown (if applicable) •Is existing Field Rd. a deeded easement? If so, please note that it will be abandoned or replaced with Elsie Buchanan Ln. (You may also want to contact E911/Addressing regarding this issue) •Cul-de-sac diameter must be shown •Fire hydrants must be shown •Topographic contours must be shown/corrected •Streetscape buffer note should reference section 5.11 •All stormwater requirements must be met per NC DENR- (910) 433-3300 •Correct spelling of 'Woodline' in both locations on plat •Correct spelling of 'Further' in street lights note Fire Mashal: Fire main is 6" Line and the fire hydrants installed in accordance with the County Ordinance (4" line is existing) Public Utilities: 1. The professional engineer (PE) should review the alternatives with the Developer and either redesign the subdivision for six (6) lots or less or submit a set of utility plans for the proposed six (6") inch water line extension from Holly Springs Church Road up to this subdivision. 2. The professional engineer (PE) should submit a complete set of Utility Plans, an engineer’s report and project specifications (in triplicate) to HCDPU for review and subsequent approval. 3. The professional engineer (PE) should submit a three-party NCDOT encroachment agreement to HCDPU for approval and then submit the signed three-party NCDOT encroachment agreement to NCDOT for approval before starting construction in the NCDOT right-of-way along Lawrence Road (SR1272) and all other state maintained roads that the construction will impede upon. 4. The preliminary site plan should specify if the lots will be served by wells or Harnett County public water. 5.
