Engineering Final Inspection: Brian Dushan on our team is in the process of scheduling this. Our understanding is that this is complete. 2. Environmental Health – Soil Report. Oliver, what specifically do you need from us regarding this comment, or has this been resolved? Does the County have what they need? 3. RD Sign Fees – kb home processing 4. Planning: a. Various items noted have been installed b. Comments to specific plat issues have been addressed via revised plans. Can you confirm plans have been received. c. Rec fee is in process. In this spreadsheet the fee is $94.500, but Meade clarified that it is actually $25,000. We eliminated two lots from our previous submittal making our new lot count 48-lots. Can you please update what our rec fee is? d. Review fee of $100 is in process e. HOA documents have been drafted and recorded as phase 3 will be apart of the master HOA which is already active. f. Submit a set of revised plans: We assume you have received the revised plans with plat changes? Please confirm. Emailed to Theresa yesterday. 5. HRW: a. As-Builts have been sent. Can you confirm that you have received them? Are there any comments on the As-Builts that were sent to the HRW? b. Cost Statement was included in the as-built submittal. Comments? c. Bond – Can you please provide us with your Warranty bond template? In addition, are we bonding the cost provided in the cost statement, or a percentage of that cost? Please advise This has been sent to the Team. Please confirm receipt. Please let us know if our understanding is incorrect on any items listed above. Conditional approval still has unresolved items. As a policy “conditional approval” just means the plat does not have to go back to the Development Review Board. The street sign check needs to be made out to GIS/E911. The other review fees can be made out to Harnett County Development Services. Also I'm having trouble understanding the Project Details form you sent as to what is and is not complete. The NCDOT walkthrough is scheduled for this week and we will submit that approval ASAP. I wanted to reach out to you to make sure I have everything I need to record plat at Birchwood phase 3. We have passed our final inspection with Harnett County, and I'm getting my built to standards letter from the DOT. I wanted to make sure we didn't have any outstanding bonds that would delay recording the plat. Please let me know as soon as possible.
