Mr. Sikes,
The purpose of this letter is to provide an update on Serenity and insight on this application that may not
otherwise be recognizable from the submittal package that follows.
This cover is intended for our second construction phase of Serenity; consisting of 69 lots under the
designation from Construction Drawings as Phases 1D, 1E & 2G. Similar to our first subdivision plat, this
submittal package includes two separate applications for DRB’s review; one for lots sized equal and
greater than 9,000 square feet, and the other for lots less than 9,000 square feet. As we’ve discussed, the
distinction in lot size is the division that requires a fire rated wall assembly (and associated notation) for
lots less than 9k, contrast to the map of lots greater than 9k sf that does not require that wall assembly.
Construction activity in this phase of Serenity is going very well, but the work is not complete. That said,
it’s important to acknowledge this phase is not ready for final on-site inspections that would typically be
triggered an application for Final Plat review. Our surveyors have diligently prepared the maps and are
looking to solicit your review on that element, as well as the other enclosures listed on the transmittal
that follows.
Please consider some additional details for context in our current Applications:
Anticipated Construction Milestones for Ph 1DE/2G:
- Streets Paved in March ‘23
- Utilities Accepted by HRW April ‘23
- Plats approved by DRB, bonds posted and Map recorded by end of May '23
The DRB application states that HOA documents are required to be enclosed. I hope it’s sufficient
to acknowledge that all HOA documents have been previously recorded and shared with the
County as part of our phase 1ABC final subdivision plat, previously approved. No changes since.
As suggested above, our intent is to complete installation and obtain acceptance for utility work
prior to plat recordation. There will be site related elements that cannot be completed prior to
platting, as such an estimate for those items (street trees, sidewalks, final inch, etc.) is enclosed.
We intend to have our Engineer update this estimate and certify the amount remaining at that
time, just prior to the April DRB hearing, such that we can post the surety for this amount prior to
Plat recordation.

Your team is welcome to visit Serenity at any time, and it would be our pleasure to give you a tour if
helpful. Learning from the review of our first construction phase, we thought this letter was best way to
be respectful to the Board’s time and avoid pre-mature site inspections and minimize questions about the
