Several neighboring property owners expressed concerns regarding the potential traffic impacts if this property were developed for commercial use. A traffic light has since been installed at the intersection of U.S. 401 N. and Rawls Church Road. Site Description The property is a vacant, unimproved site previously used for agricultural purposes. The center of the site, once wooded, has recently been cleared. The property is situated along the Norfolk Southern Railroad, a 100’ railway right-of-way and intersects the western property line. Surrounding Land Uses Surrounding land uses consist of single-family residences and various non-residential uses to include a religious institution, agricultural activities, and a turf and tractor supply facility. In 2022, +/- 72 acres of adjacent land was zoned Commercial. Since, Revels Turf & Tractor has relocated their facility from Fuquay-Varina to Rawls Church Rd. The recent zoning change has spurred commercial growth on surrounding properties, signifying a trend for non-residential development in the area.
