USE REGULATIONS 1.2 Table of Use Types & Regulations IND LI COMM O&I CONS RA-40 RA-30 RA-20R RA-20M PARKING USE GROUP LEVEL BUILDING CODE CLASS  Bar, Tavern, & Entertainment P* S* P*    S* S* S* 1 per 2 seats 3 A   Bar, Tavern, & Entertainment Venues Bars, taverns, and entertainment venues shall not be located within 500 feet of a residential structure or park, unless permitted as part of a live/work development. No such facility shall be located within 1,000 feet of an educational institution, school, or religious structure. Building(s) shall be located a minimum of 100 feet from any property line(s) that adjoins a residential zoning district. Otherwise, said building(s) shall conform to the requirements of the principal use for the district in which it is located. Additional temporary overflow parking of one (1) space per 200 square feet of building area shall be required for bars or taverns providing dancing and/or live entertainment. The noise emitted from such facility shall be in compliance with the applicable regulations of the Harnett County Sheriff’s Department. Any outdoor seating or area used as part of the establishment shall not obstruct the sidewalk and shall meet building setback requirements. Entertainment Venue(s) could be located within RA-30, RA-20R or RA-20M via a Special Use Permit. In addition to the requirements above, these projects shall be at least 20 acres in size. Reason for Requested Change: To amend Harnett County’s U.D.O. to allow outdoor flea markets to be an allowable special use in the RA-20M, RA-20R, and RA-30 zoning districts. Suggested Statement-of-Consistency: (Staff concludes that…) The requested Text Amendment is compatible with Harnett County regulatory documents and the benefits outweigh any potential inconvenience or harm to the community. Therefore, it is recommended that this Text Amendment request be APPROVED
