REQUEST: Alternative Streetscape Buffer
All American Mini Storage received Conditional Use approval 10/10/11, and site plan approval 2/9/12 (see attached site plan for further details).
Commercial establishments that area adjacent to residentially zoned areas require a 15’ buffer area with plantings.
Within this 15’ buffer, shall be one of the following screening techniques:
Side and rear property lines: A staggered row of large maturing trees (6’ tall), spaced not more than 50’ apart; and
OPTION 1: A row of evergreen shrubs placed not more than four 4’ – 6’ apart; or
OPTION 2: A masonry wall located within the required buffer area; such wall shall be a minimum height of 6’, or an opaque fence 6’ in height; or
OPTION 3: A berm (maximum of 3:1 slope) and planting combination, with the berm an average height of 3’ and dense plantings.
Property lines adjacent to the public right-of-way: A staggered row of large maturing trees (6’ tall), spaced not more than 30’ apart; and
OPTION 1: A row of evergreen shrubs, 10 shrubs for every required large maturing tree, placed not more than 4’ apart which will grow to form a continuous hedge of at least 6’ in height
within 2 years of planting; or
OPTION 2: An opaque fence located within the required buffer area; such fence shall be a minimum height of 6’ in height, finished side of fence must face out.
With Lawn, low-growing evergreen shrubs, evergreen ground cover, or mulch covering the balance of the buffer areas.
PROPOSED ALTERNATIVE
As an alternative, the applicant proposes
28 4’ – 5’ tall Leyland Cypress spaced approx. 20’ apart. These trees grow to approx. 25’ tall.
100 2’ – 3’ tall, 5 gallon holly bushes placed between the cypress trees. These hollies grow to approx. 4’ tall.
