Request:
Under the standards of the Harnett County Unified Development Ordinance Water Supply Watershed section, a multi-family project shall not exceed 36% built-upon area on a project by project
basis. The Watershed Review Board may grant a Special Nonresidential Intensity Allocation designating up to 10% of the total watershed area to be developed for nonresidential uses
up to 70% built upon area on a project by project basis. The entire WS-IV district contains 56,528 acres. Currently 5,169.64 acres remain in the 10% area allocated to provide for
up to 70% impervious area.
The applicant is requesting a Special Nonresidential Intensity Allocation for the subject property with the intention to develop a Multi-Family project. They are proposing to develop
.97 acres, or 58.34%, of a 1.67-acre tract with impervious surface.
The surveyor for the project has attached a site plan. The applicant or their agent will be available for comment in regards to how they plan to deal with the conditions on site.
If approved, the project will go through the Development Review Board site plan review process.
A watershed balance sheet will accompany this report.
