HomeMy WebLinkAboutED thoughts on a rezoningJay – Yeah, looks like the County would need that commercial presence along that highway. From what I can tell, the closest commercial use is the Circle K about 1 ½ miles to the west of this intersection. It appears the commercial zoning at the intersection of Mt Pisgah Rd and 421 (subject rezoning site) was meant to support larger commercial use(s) like a grocery store or retail strip center. And that intersection is about 11 miles in both directions from Sanford and Lillington. This tract seems most likely to accommodate a commercial development, as compared to the northern side of the highway that has 4 tracts and 3 different property owners. So my thinking is that the commercially zoned tract on the north side of 421 should definitely not get rezoned later, allowing that intersection to be developed for commercial uses that support the area residential. The challenge is that a developer would have to negotiate with 3 different property owners (4 parcels) on the north side of the road to make a purchase for a commercial development. But for this specific rezoning request, I do like what Jay is saying about encouraging the housing developer to leave a decent footprint of commercial on the south side where they are going to develop the houses. We wanted to see if y’all had any thoughts on a rezoning request we are working on. The request is to rezone 94 ac of Commercial to residential (PIN # 9691-91-1036). With all the ED action Lee Co is seeing as well as the NCDOT discussions about reclassifying 421 as an Interstate, as well as the need for non-residential establishments in Harnett, we are inclined to recommend denial.
