• Development guidelines need to be recorded and referenced on the plat. Guidelines will be recorded 5/5 and emailed. Bk/PG reference will be added to final plat when printed for siguature.
• Please take a look at previously recorded major subdivision final plats for a reference of the stamps/certs we are looking for. DRB, Stormwater, 75% NCDOT, improvements maintenance,
etc. This plat is not exempt nor a recombination (additional certificates added to cover sheet as requested)
• The development agreement for Serenity needs to be recorded and referenced on the plat. Include the prescribed language regarding the fire separation/materials in note format (Added
note 10 to reference recorded development agreement)
• There needs to be a note stating when the Conditional Use Permit was approved for this project as well as the permit number (See note 11)
• A note stating that this project was approved as a planned unit development is needed (See note 9)

: • Complete the HRW Final Checklist in accordance with Sections 3.5.3, 3.5.4, and 3.5.5 of Harnett Regional Water standard specifications.
• The utility mains that will serve the proposed subdivision must be approved by HRW and NCDEQ before the developer can record the final plat. After discussion with Planning and HRW,
this requirement has been redirected; a bond will be posted for incomplete work prior to recordation of the plat.
• The final plat and the As-Built Record Drawings location of utilities should coincide. The As-Built Record Drawings and PE certifications must be submitted to HRW for review before
the final plat can be recorded. See response above.
• The as-built utilities plan view should be included on the final plat.
• The Developer must provide HRW a Cost Statement indicating the cost to install the utilities (materials and labor) that will serve the subdivision.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please
be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must
be submitted by noon on Wednesday following the meeting the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.

: 1. Ensure that the fire hydrant locations meet the Harnett County Standard Specifications and Details Spacing Requirement. The maximum distance between hydrants, measured along street
centerlines, shall be 500 feet. When residential intersections are less than 700 feet apart, a hydrant is not required between the intersections. The minimum acceptable flow for hydrants
serving residential subdivisions is 500 gpm at 20 psi residual pressure.
2. Fire hydrants should be located on the right side of the incoming fire apparatus and should not be located at the end of a cul-de-sac.
3. Ensure dead-end street stubs do not exceed 150’ without an approved turn-around. If the street stub will be temporary, a 70’ diameter temporary cul-de-sac is allowed. (Notes 1-3 added
to plat). Curb/Stone/Pave is now underway; all FH’s are now accessible. : GIS@harnett.org

A FINAL copy, consisting of any corrections, etc., will be sent after the meeting.
Upon resubmittal, additional comments/ corrections may be required.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please
be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must
be submitted by noon on Wednesday following the meeting the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
