Mamie Blvd. Suite #100 Durham, NC 27703 RE: Soil/site evaluation for the Birchwood subdivision Phase II (Lots #17-20, 66-70, 88-99, 116-123, 124-131, and 180-189) located adjacent to US 401 in Harnett County. Mr. Bowen, Adams Soil Consulting (ASC) conducted a final soil evaluation on the above referenced parcel to determine the areas of soils which are suitable for subsurface wastewater disposal systems (conventional & LPP). The soil/site evaluation was performed using hand auger borings during moist soil conditions based on the criteria found in the State Subsurface Rules, 15ANCAC 18A .1900 “Laws and Rules for Sewage Treatment and Disposal Systems”. The above referenced parcel is located in the Coastal Plain region of Harnett County. The soils have formed from marine parent material. The suitable soils on this parcel have characteristics similar to the Norfolk soil series. The accompanying map indicates the areas of suitable vs. unsuitable soils. The above referenced lots for Phase II on the proposed subdivision have potentially suitable soils that may support single family home sites serviced by onsite waste water disposal systems (septic). The soils on the property are predominately provisionally suitable to a depth of 30 inches below the existing soil surface. There may inclusions of soils with 24-30 inches of provisionally suitable soils. A long-term acceptance rate of 0.3-0.4 gallons/day/ft2 is suggested for proposed lots in this subdivision. Based on the preliminary soil map each lot was determined to contain 12,000 ft2 or more of provisionally suitable soils. An exact house location and house foot print cannot be specified, but all the lots could potentially accommodate homes with a foot print of 40’ X 40’ and 3-bedrooms or more. The evaluation was performed prior to construction activities. Lot-specific analyses and layouts are currently being prepared by Matt Burdette of Central Carolina Soil Consulting and will be submitted for review upon their completion. Any of the lots may require septic systems utilizing pumps, shallow or ultra-shallow conventional trench placement, low pressure pipe systems, and/or reductions systems for final approval. Any of the lots may require a site plan or design to be developed before a final improvement permit is issued by Harnett County. An exact homesite location, house foot print, or bedroom count cannot be guaranteed at this time. This report discusses the location of suitable soils for subsurface wastewater disposal systems and does not guarantee any permits or approval required by the local health department. Adams Soil Consulting is a professional consulting firm specializing in soil delineations and design for on-site wastewater disposal systems. The rules governing on-site wastewater disposal systems are complex and the interpretation of the rules are based upon the interpretations of regulators (state and county level). Due to the subjective nature of the permitting process and the variability of naturally occurring soils, ASC cannot guarantee that areas delineated as suitable for on-site wastewater disposal systems will be permitted by the governing agencies. The report is based on the soil conditions existing at the time of evaluation, any soil disturbing activities (grading, filling, etc.) could potentially render a lot unsuitable. These permitting considerations should be taken into account before a financial commitment is made on an individual lot.
