BOARD MEMBERS PRESENT: Jay Sikes, Development Services, Tammy Ward, GIS/E911 Addressing, Shane Cummings, Harnett Regional Water; Leslie Jackson, Fire Marshal; Bill Dreitzer, Engineer
OTHERS PRESENT: Landon Chandler, Development Services, Theresa Jones, Development Servics
CALL TO ORDER: Jay Sikes, Development Services called the meeting to order at 9:00
WELCOME: Jay Sikes, Development Services opened the meeting by explaining the procedure of the DRB meetings. This meeting was held via zoom due to the Covid-19 virus.

OLD BUSINESS:
V. NEW BUSINESS:
A. MARTINEZ COMMERCIAL PROPERTIES - COMMERCIAL SITE PLAN REVIEW (SITE2108-0002). Gary McCabe, Red Line Engineering, represented the application and the Board made discussion.
DECISION: Tammy Ward, E911/Addressing, made a motion to Conditionally Approve the plat and Jay Sikes; Development Services, seconded the motion. There was a unanimous vote to Conditionally
Approve the plat. (SEE MARTINEZ COMMERCIAL PROPERTIES DECISION PACKET).
B. 401 CONCRETE PLANT- COMMERCIAL SITE PLAN REVIEW (SUB2108-0003) Scott Brown, 4D Site Solutions, represented the application and the Board made discussion.
DECISION: Jay Sikes, Development Services made a motion too conditionally approve the plat and Tammy Ward, E911/Addressing, seconded the motion. There was a unanimous vote too conditionally
approve the plat. (SEE 401 Concrete Plant DECISION PACKET).
C. SIERRA VILLAGE@OVERHILLS PHASE 2- MAJOR SUBDIVISION FINAL PLAN/PLAT REVIEW (SUB2108-0029). John and Bryan Harris; Harris Engineering represented the application and the Board made
discussion.
DECISION: Jay Sikes, Development Services made a motion to hold the plat and Shane Cummings; Harnett Regional Water second the motion. There was a unanimous vote to hold the plan. (SEE
SIERRA VILLAGE@OVERHILLS DECISION PACKET).
D. THE ESTATES@MORGAN FARMS – MAJOR SUBDIVISON PRELIMINARY PLAN/PLAT REVIEW (SUB2108-0017). Johnny Tew Engineering and David Allgood; KD Property Development represented the application
and the Board made discussion.
DECISION: Jay Sikes, Development Services made a motion to hold the plat and Landon Chandler; Development Services seconded the motion. There was a unanimous vote to hold the plan. (SEE

E. PROVIDENCE CREEK PHASE 2-MAJOR SUBDIVISION FINAL PLAN/PLAT REVIEW (SITE2108-0030). Patty Harrell-Hillburn and Adam Freeman PLS, and Mike Brown, Mattamy Homes represented the application
and the Board made discussion.
DECISION: Jay Sikes; Development Services made a motion to hold the plat and Shane Cummings; Harnett Regional Water, seconded the motion. There was a unanimous vote to hold the plat.

F. WOODSHIRE PHASE 7-MAJOR SUBDIVISION PRELIMINARY PLAN/PLAT REVIEW (SITE2108-0031). Scott Brown, 4D Site Solutions represented the application and the Board made discussion.

DECISION: Shane Cummings; Harnett Regional Water made a motion to Conditionally Approve the plat and Tammy Ward, E911/Addressing seconded the motion. There was a unanimous vote to Conditionally

H.MAGNOLIA RIDGE-MAJOR SUBDIVISION PRELIMINARY PLAN/PLAT REVIEW (SITE2108-0033). Ken& Martha Bright, Bright Engineering represented the application and the Board made discussion.
DECISION: Shane Cummings; Harnett Regional Water made a motion to Conditionally Approve the plat and Tammy Ward, E911/Addressing seconded the motion. There was a unanimous vote to Conditionally
Approve the plat. (SEE MAGNOLIA RIDGE DECISION PACKET).
I.MASON RIDGE-MAJOR SUBDIVISION PRELIMINARY PLAN/PLAT REVIEW (SITE2105-0018). Ken& Martha Bright, Bright Engineering represented the application and the Board made discussion.
DECISION: Tammy Ward, E911/Addressing made a motion to Conditionally Approve the plat and Shane Cummings; Harnett Regional Water seconded the motion. There was a unanimous vote to Conditionally
Approve the plat. (SEE MASON RIDGE DECISION PACKET).
