Planning Board Review: Case # PLAN 2007-0003 Landowner/Applicant: Luis & Gabriella Cuellar & Stancil & Assoc., PLS, PA; 13.4 +/- acres (1 proposed new lot); Out of Pin # 0682-48-3187.000; Black River Township; SR # 1538 (Mabry Road). The applicant requests an exception from the Minor Subdivision ‘three year rule’. In February 2019, 3 lots were created. Now, this 13.6 acre tract is under different ownership and they wish to further subdivide. This division does not seem to create a residual tract that could further be developed via the Minor subdivision process. Exception to Article III, Sect 8.2.1 D of the Harnett County Unified Development Ordinance. 5. Planning Board Review: Case # PLAN 2009-0001 Landowner/Applicant: Danny K. McDonald / Bobby O. Fuquay; 13.92 +/- acres (3 proposed new lots); Out of Pin # 0621-31-0983.000; Upper Little River Township; SR # 1314 (Raven Rock Road). The applicant requests an exception from the Minor Subdivision ‘three year rule’. In December 2019, 2 lots were created out of this parcel. Exception to Article III, Sect 8.2.1 D of the Harnett County Unified Development Ordinance. 6. Proposed Zoning Change: Case # PLAN2007-0002 Landowner/Applicant: Triangle Home Pros, LLC / Mauldin-Watkins Surveying; 1.82 +/- acres; Pin # 0636-80-6408.000; From RA-20M to Industrial; SR # 1403 (Cokesbury Road); Buckhorn Township. 7. Proposed Zoning Change: Case # PLAN2008-0001 Landowner/Applicant: Galt Land Development / 4D Site Solutions, Inc.; 3.0 +/- acres (out of 72.0 acres); Out of Pin # 9566-88-5648.000; From Conservation to RA-20R; SR # 1202 (Johnsonville School Road); Johnsonville Township. 8. Proposed Text Amendment: Case # PLAN 2001-0002 Harnett County Unified Development Ordinance; Article V: Use Regulations, Section 11.8 Planned Unit Developments. To amend Harnett County’s U.D.O. to require a commercial/ non-residential component to all Planned Unit Developments 9. Other Business 10.
