Subject: rezoning app
Good morning Joe!
In looking at your rezoning app and after discussing with our
Director, he wanted me to contact you, send the Use Table, and suggest a
Conditional Use. At this time, will not be able to support this
rezoning. The location of these parcels is close to the intersection
where businesses are currently located as well as a recent rezoning to
Commercial. However, per the County’s Comprehensive Land Use Plan, that
intersection has a “Rural Center” development node classification while
these parcels are within the “Agriculture & Rural Residential” land use
category.
The attachment shows several business options, that if approved
as such, and then perhaps in operation & established, would may lead to
a more persuasive route for rezoning to Commercial in the future. Of
course you have the right to proceed with this rezoning application, as
the Planning Board makes a recommendation and then onto County
Commissioners for final determination.
So, let me know if you’d like to discuss further or how you
would like to proceed. If you wish to pull this rezoning app & submit a
Conditional Use app (ex. mini storage, etc), we can apply the fee you’ve
already paid toward this application.
