REQUEST & DEVELOPMENT BACKGROUND
The applicant requests a modification to the Olde Farm Planned Unit Development. The type of alteration proposed would be a reduction of the required front yard setback. The current
approved master plan for the subdivision notes a front setback of 35’, the applicant is proposing to go down to 25’. In the new plan, the applicant has also reduced the density (number
of lots) to give prospective homebuyers larger lots.
This PUD was previously approved by the Board of Adjustment in September 2006, and the Development Review Board in October 2007 with a total of 189 lots. During the time the initial
application was approved, there was flexibility in the code to allow for reduced setbacks in Planned Unit Developments. If this revision were approved, the new plan would still go through
an in-depth technical review by the County Development Review Board and other state and federal agencies if applicable.
