Request: The applicant is requesting a special intensity allocation for the subject property (43%) so that they can develop 48 multi-family units. Currently
the property is partially cleared and vacant. Since this property is within the watershed, a maximum of 36% of impervious surfaces could be utilized. The engineer for the project has
attached a site plan, and will be available for comment in regards to how they plan to deal with the conditions on site. As the watershed board, the BOA may grant a SNIA on a project
by project basis as long as there is available area within the watershed and the applicant does not go over 70% impervious. The property described is such a situation so please ask us
if you have any questions. The county views multifamily projects as Commercial entity’s requiring them to go through the Commercial Site Plan Review via the Development Review Board.
