The following
conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.

What
is exact name of project? DRB app & site plan have conflicting names.
Incorrect PIN # ….0670-85-7449
Note “Land Use Plan classification = Municipal Growth area”.
Note Conditional Use
permit approval date & any Board approved conditions.
Note parking area surface; show stop blocks in front of the 6 spaces along Main St.
All mechanical areas located on, beside, or
adjacent to any building or developments shall be screened from the views of streets and adjacent property.
If applicable, show dumpster location & screening.
Show sign location. Should
be setback at least 10’ from NCDOT right-of-way. Also, a separate permit will be required for the sign.
Note who will be responsible for maintenance of the parking areas, drive aisles,
and all landscape buffering.
Area site lighting and wall packs shall be located in such a manner as to prevent direct glare and lighting onto adjacent property or into the right-of-way.
All flood lights shall be installed such that the fixture shall be aimed down at least 45 degrees from vertical.
Provide a copy of approved NCDOT drive way permit.
Add owner signature;

this site plan and all regulations and requirements of the Harnett County ordinances.

-The water services for the proposed townhomes should be shown on the plans. .
-If
additional services are to be installed the existing services must be abandoned at the corporation stop.
-Existing public water and sewer utility materials and sizes must be labeled
on the plan. Include existing valves, manholes, hydrants,etc.
-Water and Sewer services materials must be included on the plan.
-NC811 must be included on the plan.
-Contractor or County
to install services must be included on the plan.
-The capacity fees for the proposed development must be paid prior to services being installed or permitting with NCDENR by HCDPU.
-HCDPU
must receive utility construction drawings to review and approve prior to site plan approval.
-A NCDOT Encroachment agreement must be issued prior to construction of utilities by a private
contractor.
-Capacity fees must be paid prior to service.

A one year warranty must be submitted to HCDPU for all utilities conveyed to HCDPU prior to service.

A FINAL copy, consisting of any corrections, etc., will be sent after the meeting.
Upon resubmittal, additional comments/ corrections
may be required.
**Please remember all applicable fee’s**
If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business
days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified.
Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing
that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting
the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential
options.
