SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS
The following
conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.

Show parking spaces; spaces
should be paved/ of a hard surface & have stop blocks in front of them.
Note hours & days of operation.
Note Conditional Use permit approval date & any Board approved conditions.
Show
all proposed utilities
Show sign location. Should be setback at least 10’ from NCDOT right-of-way. Also, a separate permit will be required for the sign.
Note who will be responsible
for maintenance of the parking areas, drive aisles, and all landscape buffering.
Area site lighting and wall packs shall be located in such a manner as to prevent direct glare and
lighting onto adjacent property or into the right-of-way. All flood lights shall be installed such that the fixture shall be aimed down at least 45 degrees from vertical.
Provide a
copy of approved NCDOT drive way permit.
Add owner signature; example…
As the owner of record, I hereby formally consent to the proposed development shown on
this site plan and all regulations
and requirements of the Harnett County ordinances.

Capacity Fees must be paid before HCDPU will
activate services.
-The water and sewer usage calculations should be included to the site plan.
-Note should be added to the site plan if a licensed utility contractor or HCDPU will
install the services for water.
-NC-one Call must be added to the site plan cover sheet.
-The map should show the existing water main size and material. 4inch, PVC.
-HCDPU approved
backflow prevention devices must be labeled on the water service lines.
-The proposed water main location must be included on the site plan with sizes.
-The proposed home site must
have a separate water service from the proposed Kennel.
The water line on the site plan shows the water main installed on the adjacent west parcel. the water line should be shown to
terminate at the blowoff before the west property corner.

LONG RANGE CONDITIONS

The developer and the utility contractor must jointly provide HCDPU a one (1) year warranty on all water and sewer improvements installed to serve these lots.

A FINAL copy, consisting of any corrections, etc., will be sent after the meeting.
Upon resubmittal, additional comments/ corrections may be required.
**Please
remember all applicable fee’s**
If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days.
If APPROVED WITH
CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review
will not be done while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed
under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put
on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
