The following
conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.

Add note that states “This development is within the five mile Military Corridor Overlay Zone, and
may be subject to military training activities.”
Note who will be responsible for maintenance of the parking areas, drive aisles, and all landscape buffering.
All mechanical areas
located on, beside, or adjacent to any building or developments shall be screened from the views of streets and adjacent property.
Area site lighting and wall packs shall be located
in such a manner as to prevent direct glare and lighting onto adjacent property or into the right-of-way. All flood lights shall be installed such that the fixture shall be aimed down
at least 45 degrees from vertical.
Note if any hazardous material will be stored on site.
Sign will need a separate permit. Max size 150 sq ft.
Provide O&M manual for BMP
Add owner signature;

The site plans must label proposed public utilities and private utilities serving the property.
The backflow preventer’s makes and models should be included on the
plan.
The 8inch Sanitary Sewer main material must be labeled on the site plans.
There is a 4inchs ewer service proposed. Will this be sufficiend

on the site plan packet.
The 2inch irrigation service material must be labeled on the plan.
The proposed 8" gravity sewer system for this development will need to be permitted with the
North Carolina Department of Environment & Natural Resources (NCDENR) Division of Water Quality (DWQ). The sewer line must be installed in accordance with the state approved plans.
The
water and sewer extension must be approved by HCDPU and all required permits from NCDENR must be received prior to installing infrastructure.
Utility easements must be provided for the
proposed utilities designated as public.
Construction drawings must be submitted to HCDPU for review and approval prior to permitting with NCDENR
An Engineer Report, Hydraulic Analysis,
and Project Specifications must be submitted to HCDPU for review and approval.
The existing 8inch gravity sewer as depicted on the site plan does not match HCDPU maps. The sewer main
location must be verified and depicted on the site plan.
Show the existing utility easements along the proposed property.
All utilities owned by the County must have easements shown
along all proposed utilities. Including those in the "public" road ways.

LONG RANGE CONDITIONS

Capacity fees for the water and sewer must be paid prior to permits being processed for water and sewer extensions.
The proposed water services and the 8" sanitary
sewer collection lines for the proposed
development must be installed by a licensed utility contractor and certified by the P.E. of record before the lots can be served by water and
sanitary sewer.
The Engineer of record must submit a material list to HCDPU with the Engineers approval that the materials meet HCDPU specifications.
Professional Engineer (P.E.) must
provide HCDPU with a set of As-Built Record Drawings (in mylar, bond, and digital formats), the P.E. certification that the taps and associated utilities were installed in accordance
with approved plans marked as "Released for Construction" by HCDPU.
The Utility Contractor must provide HCDPU with a one (1) year warranty on the water and sanitary sewer utilities to
cover any and all repairs due to poor workmanship, defective materials or anything that does not meet HCDPU Standards and Specifications at the time the work was performed to install
the water and sanitary sewer utilities.
No services will be activated until all utilites are approved in accordance with State regulation and the latest HCDPU rules a regulations.

A FINAL copy, consisting of any corrections,
etc., will be sent after the meeting.
Upon resubmittal, additional comments/ corrections may be required.
**Please remember all applicable fee’s**
If APPROVED, your signed plat/plan
may be picked up at the Planning Department or will be mailed to you within two (2) business days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning
Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to
review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next
DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
