The following conditions
are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.

Add SR 1346 for Stone Cross Dr on plat for both map
sheets/lots.

Take off Minor Stamp and replace with DRB
Title of plat needs to be Major Subdivision Final
The Emergency Access that was mandated by the Planning Board must
be shown in its entirety on lot 1B, a note stating that the lot is not be buildable until the easement is moved should be affixed to the plat.
State who is responsible for maintenance
of drainage easements and access easements on affected lots
Note Land Use Class – Rural Development Node
Add SR# to Stone Cross Dr. and add “Utility” – SR# is 1346
Side setback is 10ft

Show existing utilities
Note that Overhills Rd. is on the NCDOT Thoroughfare Plan
Note that Stone Cross is located within the Military Corridor Overlay and that operations
on base may adversely affect property owners from time to time.
Note that street lights are spaced no more than 300’ apart and fire hydrants are installed no further than 500’ from any
structure.

Lot #1 currently has a HCDPU force main continuing through the property. This force
main should be depicted on the plat sheet as abandoned. The force main must be noted to be removed from Lot and capped. This must take place prior to issuing building permits as previously
discussed with HCDPU staff.
The existing water and sewer utilities must be shown on both revised plats.

The current South Central Project is still under construction and currently is not available to tie into.

more information on the approval process.
The additional lots must hook on to HCDPU water and sewer and pay the current tap fee for each additional lot.
The proposed water and sewer
improvements for this project must be constructed in accordance Harnett County Standard Specifications and Details. Once the proposed water and sewer improvements for this project have
been designed, permitted, constructed and inspected in accordance with the approval process, the developer and the utility contractor must jointly provide HCDPU a one (1) year warranty
on all water and sewer improvements installed to serve these lots.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days.
If APPROVED WITH CONDITIONS, you must
submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done
while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term
Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold.
If DENIED,
you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
