Finish Streets/water lines and have all infrastructure inspected.  : : Street names should be shown in street area, not lot area (Nectar Ln/Boysenberry Ln) Rd Sign Fees Due Ph 1 $525.00 /have already been paid  : : Add “Utility” to all ROW’s Streets need to be built or bonded Fire hydrants, street lights, & streetscape buffer need to be installed or bonded Add stormwater statement if applicable Add 20’ corner setback Add zoning RA-30 Public Plat Declaration All roads in this subdivision are hereby declared public.  The maintenance of all streets and roads in this subdivision shall be the responsibility of ___________________________________ and it shall be their responsibility to bring such streets up to the standards of the North Carolina Department of Transportation before any streets on this plat are added into the North Carolina State Highway System.  If the District Engineer has not recommended that the N.C. Department of Transportation accept maintenance responsibility for the required public road improvements by the time that the County has issued building permits for seventy-five percent (75%) of the lots shown on the record plat, the County shall not issue any more building permits until the District Engineer makes such a recommendation and formally notifies the Subdivision Administrator.  Add Landuse of tract – Ag and low density residential Will there be a sign? The developer/owner must pay HCDPU all Capacity Use Fees for the water and sewer services. The developer/owner must provide HCDPU with a Cost Statement for all utility improvements installed to serve this project. All easements and deeds for the lift station lot and associated utilities must be submitted to HC Legal Dept and HCDPU for approval before recording. Final Plat should include turn around at lift station site. Utilities must be included in right of ways. The Pump Station Site label should be revised as “Sewer Pump Station Site” Bramble avenue gravity sewer main ust have a sanitary sewer easement placed around the sewer main where installed out of the ROW. Lot 52 shows a water service on the water main that is not connected. The line stops at Lot #51 lot corner with a blowoff. this should be revised to show the main continuing to the north easet corner of Lot #52. ARV manholes should be shown on the final plat. The Sewer Pump Station must have a complete start up per HCDPU Standards and Specifications and have Final NCDENR DWQ Approval prior Final Plat approval or activation of system. Final Inspection must be conducted by the Engineer of Record and HCDPU. The Engineer of Record must submit to HCDPU Engineer Certification of the utilities installed and include remaining field reports. Upon resubmittal, additional comments/ corrections may be required. **Please remember all applicable fee’s** If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
