The following conditions

Add who is responsible for drainage easement maintenance
There needs to be another inlet at the lot corner of
815, the inlet that’s there is much higher than the lowest point in the road and it is causing erosion issues from all the runoff
Take off exempt certification
All lots must be at least
10,000sqft and have a minimum lot frontage of 80ft per the approved preliminary
Note what the boundary line represents on lots 816,815,815A,815B etc.
There are 2 additional lots on the
final that were not on the approved preliminary, these must be taken off unless a revised master is approved
Label adjacent lots or phases
Need Registrar of Deeds Stamp

The utility easements must be approved and recorded prior to Final Plat approval.
The developer or PE must provide HCDPU with the cost statement for
utilities installed including material type and lengths. 5B-1 cost statement is still outstanding.
HCDPU will need an updated master plan considering phases have increases lot counts
from previous permits.
The outfall sewer easement must be recorded with the HCROD.

Correct Stormwater Certification
I certify that the stormwater management facilities are constructed and installed
in conformance with the ordinances, rules, regulations, drainage design standards of Harnett County, the State of North Carolina, and the approved stormwater permit and erosion control
plan.
LONG RANGE CONDITIONS

The developer and the contractor must provide HCDPU with a one (1) year warranty on the water lines installed to serve the lots in the Sweetwater
subdivision. The one (1) year warranty cannot begin until the water system improvements have been approved by HCDPU and NCDENR.

A FINAL copy, consisting of any corrections, etc., will be sent after the meeting.
Upon resubmittal, additional comments/ corrections may be required.

remember all applicable fee’s**
If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days.
If APPROVED WITH CONDITIONS, you must submit 5 copies
of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait,
as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have
been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold.
If DENIED, you may appeal
the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
