Slide ROW/Utility street note to new section of Sea Mist Note that an elevation certificate will be required prior to construction on lots impacted by Flood Hazard Areas as deemed necessary Take off note for street lights since there are none, hydrant note can stay Needs stormwater statement if applicable Affix Maintenance statement as follows: Certificate of Improvements Maintenance I hereby certify that I assume all financial and legal responsibilities for the maintenance and upkeep of all streets and other required improvements in ___________ until such time that they are accepted for maintenance by North Carolina Department of Transportation or other appropriate public or private entities.  : : The existing force main shown on the final plat should be labeled as abandoned. There should be a note on the final plat for the abandoned force main to be removed from buildable area and capped of lots where the force main crosses. The Pump Station Site label should be revised as “Sewer Pump Station Site” The additional labeling shall be “Non-Buildable Lot to be deeded to County of Harnett. Ballentyne Ct should show the existing water main. Summer Creek Lane existing water main should be shown. Seam Mist Drive existing water main should be shown. Sewer Utility Easements must be labeled. The Final plat should show fire hydrants. ARV manholes should be shown on the final plat. An Easement for access to the Dam should be shown at the end of Summer Creek Lane. The new sewer pump station lot must be deeded to Harnett County and recorded with the ROD. The water and sewer utilities must be installed, tested and approved by HCDPU and the Engineer of Record. The Utilities should be labeled as existing. The Sewer Pump Station must have a complete start up per HCDPU Standards and Specifications and have Final NCDENR DWQ Approval prior Final Plat approval or activation of system. The EOR must submit inspection reports for the utilities install in this section. Final Inspection must be conducted by the Engineer of Record and HCDPU. The Engineer of Record must submit to HCDPU Engineer Certification of the utilities installed and include remaining field reports. The Engineer of record must submit to HCDPU record drawings of the water and sewer utilities for Carolina Lakes Block T. These record drawings must be in the form of 3 hard copies, 1 set of Mylar’s an Auto-Cad formatted disk and pdf drawing. The Engineer of record must submit to HCDPU a cost statement for the water and sewer utilities. The developer must submit a one year warranty for the installation of the utilities to HCDPU. Lots Impacted by the existing abandoned force main shall have building permits placed on hold until confirmation of force main removal and plugging has been completed by the developer.   :   :   :     Development Review Board Chairman   A FINAL copy, consisting of any corrections, etc., will be sent after the meeting. Upon resubmittal, additional comments/ corrections may be required. **Please remember all applicable fee’s** If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
