SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS
The
following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.
::
::
Street names should be shown
in the street area, not the lot area
All the lots on Charter St show Lot 805. Lot 805 should be on Declaration Dr.
Charter St should be re-numbered
There is also a Lot 805 on Kettering
Ct and Pittfield Run.
Could lot count be affected by incorrect numbering?
::
Adjust building envelopes outside of wetlands
Add LDR to Landuse
Lot 805 is missing bearings and
distances and the westerly side of the project area is missing bearing information
Label all easements with width and purpose
Lots 664-673 & 724-730 are missing lot depths
Please include
a topo sheet
Density statement looks like it may need to be corrected
::
The proposed Preliminary Plat with the amount of lots shown must be placed on hold. This is due to the
limited capacity of the existing sewer system installed. The current preliminary approved numbers and permitted numbers including this proposed part will exceed to allowable sewer capacity
of the downstream SLS. Future system improvmenets must take place to increase the amount of lots or the lot numbers must be reduced for the proposed part.
The proposed Prelimnary Plat
must be put on hold until a revised hydraulic analysis is submitted to the Board and approved by HCDPU. The analysis must include current state of connection and future demands on the
system for the complete development.
The Preliminary maps show several wetland area crossings. All applicable wetland permits must be obtained prior to construction of utilities.
There
are sewer mains shown to be installed through several lots. Are the lot sizes adequate to accommodate a house so that there is not encroaching on HCDPU utilities?
The main sizes must
be included on the plat.
