Front Street, Lillington, NC 27546 Phone: (910) 893-7525 Fax: (910) 893-2793 Development Name: ANDERSON CREEK PARK PHASE 1 Development Type: COMMERCIAL SITE PLAN REVIEW Date: FEBRUARY 20, 2013 The above referenced application  SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. : : Road width needs to be at least 20' in width Use only approve locking mechanisms or Knox Box on security gate Intall turn-around at termination of access road. Ensure that access road will meet the requirement of being "all-weather" and can endure the weight of emergency apparatus. Site map: Add SR 1117 to Nursery Rd See Map attached for Vicinity map additions/corrections All trails, vehicle accesses, areas, etc will be clearly labeled with signage.    : : Add PIN, Zoning, DB/ pg, Tonwship (Anderson Creek) to the cover page Why is the cover pg different from the site plan & concept plan page? List days & hours of operation. Note Conservation area exists and is measured as 200’ on each side of the stream. Ground sign should be at least 10’ outside of NCDOT r/w Is an NCDOT driveway permit required? If so, certification from NCDOT that all driveway permits have received approval should be submitted. FYI the sign(s) require another permit & review; ground signs should have a max sign area no greater than 150 sq ft, max sign height = 15’, if on poles all poles/ support shall be encased w/ a min width if ¼ the width of the sign.  : : Project is using private utility  : : Need soils report from private soil scientist. Upon resubmittal, additional comments/ corrections may be required. **Please remember all applicable fee’s** If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
