Note who will be responsible for maintenance of the parking areas, drive aisles, landscape buffering, BMP. Parking areas with 30 or more spaces shall be separated from the building by a 5’ landscaped strip or perimeter planter boxes. All parking spaces shall be w/in 50’ of a tree trunk. Show easement for BMP; this easement should be on recorded plat that separates this lot. Exterior wall mounted lighting shall comply with Article VII, Sect 7.0, pg 163 of the UDO. All mechanical areas located on, beside, or adjacent to any building or developments shall be screened from the views of streets and adjacent property. Any parking spaces over the allowed 110% threshold shall be impervious pavers. List days & hours of operation. Is an NCDOT driveway permit required? If so, certification from NCDOT that all driveway permits have received approval should be submitted. FYI the sign(s) require another permit & review; wall sign dimensions are a 1:1 ratio…the total sq ft of sign shall not exceed the linear ft of the wall it is to be mounted on, ground signs should have a max sign area no greater than 150 sq ft, max sign height = 15’, if on poles all poles/ support shall be encased w/ a min width if ¼ the width of the sign, installed at least 10’ from NCDOT r/w. These usages should be added to the site plan. -Note should be added to the site plan for a licensed utility contractor to install the services for water and sewer. -“Notes Keyed to plan” A and C should be switched considering the plan callouts. -“Utility notes” Note 4 should be revised to plastic meter boxes with cast iron lids. The developer and the utility contractor must jointly provide HCDPU a one (1) year warranty on all water and sewer improvements installed to serve these lots.  :   :   :   :     Development Review Board Chairman   A FINAL copy, consisting of any corrections, etc., will be sent after the meeting. Upon resubmittal, additional comments/ corrections may be required. **Please remember all applicable fee’s** If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
