The following conditions
are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.

Finish paving road – ends between 800-01 & 823-24
Need bearings & distances between 821-22,

Label all drainage/utility easements ie between 797-98, 802-03, 803-04
Need a setback typical or note what setbacks are
State the maintenance & responsibility for open
space and drainage easements
Note that fire hydrants are installed no further than 500’ apart
Adjust building envelope to be outside of the wetlands
Add a note that states “No encroachment
of disturbance shall take place within the wetlands”

The PE must provide HCDPU with a set of As-Built Record Drawings (bond, mylar and digital formats) for the water and sanitary
sewer lines installed.
Final inspection must be completed by HCDPU.
Bacteria samples must pass for the water system.
The utility easements must be approved and recorded prior to Final
Plat approval.
The developer or PE must provide HCDPU with the cost statement for utilities installed including material type and lengths.
PWS and DWQ Final Approval must be issued prior
to Final Plat being recorded.
Valley Stream Road must have utility easements label with the road right of way/ the utility easements for water and sewer must cover the service lines
within the roadways.
HCDPU will need an updated master plan considering phases have increases lot counts from previous permits.
As built Lot numbers do not match the final plat lot numbers
The
existing manholes must be shown along the sewer lines.

The developer and the
contractor must provide HCDPU with a one (1) year warranty on the water lines installed to serve the lots in the Sweetwater subdivision. The one (1) year warranty cannot begin until
the water system improvements have been approved by HCDPU and NCDENR.

A FINAL copy, consisting of any corrections, etc., will be sent after the meeting.
Upon resubmittal, additional comments/ corrections may be required.
**Please remember all applicable
fee’s**
If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days.
If APPROVED WITH CONDITIONS, you must
submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done
while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term
Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold.
If DENIED,
you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
