SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS
The following conditions
are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.

Infrastructure (including roadway and utilities) were not in
place at the time of inspection. Roads should be paved, and the water utlities and hydrants should be in place and functioning.

There should be a 20ft easement shown between lots 123
and 124 for the proposed sewer line for Phase X.
The Contractor and Engineer of Record must have a preconstruction meeting with HCDPU prior to construction.
A list of approved material
submittals must be submitted to HCDPU with the Engineers approval and/or comments prior to construction.
The water and sewer utilities must be installed, tested and approved by HCDPU
and the Engineer of Record.
Final Inspection must be conducted by the Engineer of Record and HCDPU.
The Engineer of Record must submit to HCDPU Engineer Certification of the utilities
installed and include field reports.
The Engineer of record must submit to HCDPU record drawings of the water and sewer utilities for Carolina Lakes Block T. These record drawings must
be in the form of 3 hard copies, 1 set of mylars an Auto-Cad formatted disk and pdf drawing.
The Engineer of record must submit to HCDPU a cost statement for the water and sewer utilities.
The
Water and Sewer utilities need final approval from NCDENR.

LONG RANGE CONDITIONS
The following conditions must be satisfied
Must meet all requirements set forth by NC DENR. Contact at (910)433-3300.

A. Permits shall
have been issued for the water supply system, with final approval by DENR.
B. Temporary fire protection shall be made available. The appropriate and required temporary fire protection
for each development shall be determined by the Harnett County Fire Code Official.
C. Minimum ingress/egress access shall be provided, in compliance with “Street Design Standards on
New Easements”, Subsection “Minor Subdivision Streets”, Section “Street & Transportation
Standards” of this Article.
D. All street sign fees shall have been received by the County.

The developer must submit a one year warranty for the installation of the utilities to HCDPU.

A FINAL copy, consisting of any corrections, etc., will be sent after the meeting.
Upon resubmittal, additional comments/ corrections may
be required.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business
days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified.
Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing
that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting
the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential
options.
