The following conditions are to be
rectified prior to obtaining DRB signature and are subject to change during the course of the meeting.

requirements are met for this Phase.

Copy of stormwater submittal to DWQ for Phase II post constructions.
A stormwater statement shall be
provided. We are particularly concerned about the wetland channels throughout the development. We would like to see an analysis that addresses whether or not there will be any adverse
impacts to adjacent properties for the 100 year event. This should include a channel analysis that identifies the change in normal depth.
The analysis needs to include the following:
Provide
pre vs post runoff for the 10-year, 25-year and 100-year storm. Include maps to show the drainage basin areas.
The time of concentration for the pre vs. post condition. The time of
concentration should decrease with piped flow versus the original overland flow.
The channel analysis should be performed at a point in the lower quarter of the drainage channel where
flow is constrained because of a flat and narrow section.

The minimum 50lot capacity fee must be paid before any permits are signed by HCDPU.

on the approval process.
The water and sewer improvements must be permitted with NCDENR and approved by HCDPU and NCDENR before these systems can be placed into operation. The PE must
submit the utility plans to HCDPU for review and subsequent approval.
The developer must provide HCDPU with a one (1) year warranty on the water and sewer system improvements installed
to served this subdivision.

A copy of the erosion control plan submitted to the appropriate authority, if such a plan is required.

Detailed topographic information. A minimum 2 foot contours is required. Vertical datum provided.
Storm sewer profiles or design tables indicating the top

A FINAL copy, consisting of any corrections, etc., will be sent after the meeting.
Upon resubmittal, additional comments/
corrections may be required.
**Please remember all applicable fee’s**
If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within
two (2) business days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have
been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of
the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday
following the meeting the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff
to discuss other potential options.
