' ORDINANCE AMENDING AN ORDINANCE ENTITLED
ZONING ORDINANCE FOR HARNETT COUNTY, NORTH CAROLINA
ADOPTED JULY 18, 1988
WHEREAS, this Board adopted an Ordinance on July 18, 1988
entitled "Zoning Ordinance for Harnett County, North Carolina'
and
WHEREAS, this Board is of the opinion that the amendments
set forth below are necessary to the clear and efficient working
of the Ordinance; and
WHEREAS, as provided by Article XIII of the Ordinance, the
said amendments have been submitted to the Harnett County
Planning Board for review and recommendation, where they have
been favorably reported; and
WHEREAS, pursuant to N. C. Gen. Stat. 153A -323, after notice
as by law provided, a public hearing has been held concerning
adoption of the amendments;
NOW, THEREFORE, BE IT ORDAINED:
That the following be added as a permitted use in the RA -30
Zoning District:
Manufactured homes on lots which have functional septic tanks on
the lot prior to the adoption of zoning and meet the following
criteria:
a. The manufactured home has a pitched roof
b. Within SO days of exercising the zoning permit the
manufactured home must be underpinned and the moving
' apparatus must be removed, underpinned ox landscaped
b. The manufactured home meets the setbacks of the zoning
district in which it is located
C. The placement of the manufactured home on the lot does
not constitute a manufactured home park
d. The placement of the manufactured home on the lot does
not allow more than two residences on a single tract of
land
The above notwithstanding, the use authorised by the above set
forth paragraph shall be the initial use so permitted only, and
all provisions of this ordinance relating to non - conforming uses
shall be applicable to any use which is sought subsequent to such
initial use.

WHEREAS, in accordance with G.S. 153A -340 the County of
Harnett did on the 18th day of July 1988, enact a Zoning'
Ordinance for Harnett County; and
WHEREAS, on July 18th, 1988 this ordinance was made
applicable to the Northern Section of Harnett County so
designated on orthographic maps dated July 18, 1988, which were
signed and filed as permanent records in the Harnett County
Planning Office; and
WHEREAS, the County of Harnett held four public hearings on
the Zoning for the Southern Section of Harnett County so
designated on orthographic maps; and
WHEREAS, in accordance with G.S. 153A -348 the County of
Harnett deems it appropriate to implement the Zoning Ordinance
for Harnett County, adopted July 18th, 1988, in the Southern
Section of Harnett County so designated on orthographic maps
which will be dated, signed and filed as permanent records in the
Harnett County Planning Office;
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF COMMISSIONERS
OF THE COUNTY OF HARNETT, STATE OF NORTH CAROLINA, that the
Zoning Ordinance for Harnett County shall be and become effective
in all of the unincorporated areas in Harnett County, excluding
the extra - territorial jurisdiction of any municipality, to which
said Zoning Ordinance has not heretofor applied, and that the
Zoning Maps for the northern and southern sections of Harnett
County dated July 18, 1988 and April 3, 1989 be integrated to
form the Official Zoning Maps for Harnett County and that this
resolution be implemented upon its adoption.
Duly adopted this third day of April, Nineteen Hundred and '
Eighty -Nine.
