SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Fire Marshal (910)893-7580: Approve: Sheet 1 of 2: Scranton Ct and Linden Rd should be listed off  E911/Addressing (910)893-7566: of Crutchfield Dr (Richmond Park) Conditionally Approve: Sheet 1 of 2: Remove "Patio" from each lot and change the  size of the lot numbers so they can be seen or located more easily. Note: Lot numbers are generally shown in a circle Sheet 1 of 2: Change location of project from NC HWY 87 to  NC 24-87 Sheet 2 of 2: Change location of project from NC HWY 87 to  NC 24-87 Zoning must be corrected  Planning Department (910)893-7525: Site is in 2 townships; both must be noted  Conditionally Approve: Flood data must be updated  Building setbacks must be noted (Including 0-10 side lot line  for patio homes) Existing utility line size must be noted  Maintenance of sign easement must be noted  Easements must be provided to open space and noted as such  Verification of road sign purchase must be provided  Lot typical (patio home) must be shown  Note must be included referencing patio home (IE- 'No working  windows and doors will be installed on side of home with 0-10' side setback') Rec fees must be paid  Street lights must be installed  Roads used for access to development must be taken over by  NC DOT prior to final approval (This note is in reference to roads in Richmond Park/Northridge Plantation). Planning Department must receive confirmation from NC DOT that this has been done before the plats can be signed. INSPECTION: Failed due to need to stabilize entire site.  Environmental Health (910)893-7547: Approve: Village of Lexington phase a-1 decision packet 4/6/2009 1 The Developer must provide HCDPU with the Cost Statement for Public Utilities (910)893-7575: utility improvements before the final plat may be released for Conditionally Approve: Recordation with the Harnett County Register of Deeds. HCDPU and the P.E. have submitted the final certifications to NCDENR - PWSS to obtain the Final Approval for the new water line(s) installed to serve this subdivision. HCDPU may release water meters for the lots of this new subdivision once the NCDENR - PWSS Final Approval has been issued to HCDPU, the E-911 addresses have been assigned to the lots and the Developer has paid the Capacity Use Fees. Note: See the Approval Process for New Water Line Extensions as described on the Harnett County website. Must meet all requirements set forth by NC DENR. For more information, please call (910)433-3300 LONG RANGE CONDITIONS The following conditions must be satisfied The Developer and Contractor must provide HCDPU with a one (1) year Public Utilities (910)893-7575: warranty on the new water mains and sewer collection lines and associated appurtenances that serve this project once the new utility improvements have been approved by HCDPU and NCDENR. : : : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
