SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Fire Marshal (910)893-7580: Approve: Will review and confirm layout of streets when wetland issues  E911/Addressing (910)814-2038: resolved. Conditionally Approve: Vicinity map: Delete SR 1293,1114, 1155. SR 1114 should  be 1115 If street design is altered due to no being allowed a wetlands  Planning Department (910)893-7525: crossing, Prelim and Final will have to come back to DRB for Conditionally Approve: revision approval. Submit official cost estimate and bond.  Edge of Pavement is not extended enough to provide  adequate lot frontage on lots 230 & 231…corner lots. The Harnett County Fire Marshal must approve the fire  Public Utilities (910)893-7575: hydrant layout before the utility plans can be approved by Hold: HCDPU. The water and sewer improvements must be permitted with  NCDENR and approved by HCDPU and NCDENR before these systems can be installed, certified, approved and placed into operation. The P.E. must submit utility plans, an engineer's report, project specifications along with the water and sewer permit applications for review and subsequent approval by HCDPU. HCDPU must complete the final inspection of the water and  sewer system improvements before the final plat may be released for recording. Final Plat must be on hold until the following items have been  received by HCDPU: A.The As-Built Record Drawings in three formats (digital, mylar and bond); B.The P.E. certifications for the water and sewer system improvements and C.The cost statement for the water and sewer system improvements. Provide HCDPU with an updated Master Development Plan to  show all proposed roads, streets, phases, phase lines and proposed lots with lot numbers in each phase. The Harnett County Fire Marshal must approve the fire  hydrant layout before the utility plans can be approved by DECISION PACKETT Phase A 1A #3 4/6/2009 1 HCDPU. A draw down test must be completed on the sewer lift station  with satisfactory results using power fed from the power company and from the emergency generator. Environmental Health (910)893-7547: Approve: LONG RANGE CONDITIONS The following conditions must be satisfied Must meet all requirements set forth by NC DENR. Contact at (910)433-3300. Public Utilities (910)893-7575: The developer must provide HCDPU with a one (1) year  warranty on the water and sewer system improvements installed to served this subdivision. : : : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
