SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS
The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the
meeting.
Fire Marshal (910)893-7580: Install temporary turn arounds at end of Regimental Dr, end of Marquis
: Conditionally Approve
Dr, end of Centennial Pkwy. Crutchfield Drive shall either be connected
to Richmond Park or have a temporary turn around installed.
Street labeled "Proposed St" requires a street name.
E911/Addressing (910)814-2038:
Conditionally Approve:
Review will be completed when update Prelim/Overall Plan is received.
Some streets are longer than the max 2,500’.
Planning Department (910)893-7525:
A 2nd driveway is required when 200 lots are exceeded.

Centennial Pkwy should be completed, or bonded (complete
w/ detailed estimate) to alleviate this issue.
Stabilize entire site.
Will the drainage pipe behind lots 117&118 be in an open
ditch? If so, ditch should be adequately stabilized and
reinforced…rip-rap, etc.
Lots 115,116,117,118 and 128 encroach into wetlands.
Please show entire bldg envelope to ensure that these are
buildable lots and to ensure the structure will not encroach
into the wetland.
Show entire bldge envelope for lot 91
Edge of Pavement is not extended enough to provide
adequate lot frontage on lots 230 & 231…corner lots.
Install street lights or provide letter from the contractor
stating street lights will be installed.
Please provide a Master Plan showing all recorded phases and
all future developed areas. This master plan should also
include the amount of open space based on total project
acres, as per initial PB approval.
Ensure that lots shown to be previously recorded maps match
correctly…
***Map #2008-206 was not titled "The Gate Phase A, Part 2" when it
was approved & recorded.

A. The As-Built Record Drawings in three formats
(digital, mylar and bond);
B. The P.E. certifications for the water snd sewer
system improvements and
C. The cost statement for the water and sewer
system improvements.
Provide HCDPU with an updated Master Development Plan to
show all proposed roads, streets, phases, phase lines and
proposed lots with lot numbers in each phase.
The Harnett County Fire Marshal must approve the fire
hydrant layout before the utility plans can be approved by
HCDPU.

The following conditions must be satisfied

PU Dept:
The water and sewer improvements must be approved by
NCDENR and HCDPU before these systems can be placed into
operation.
The developer must provide HCDPU with a one (1) year
warranty on the water and sewer system improvements
installed to served this subdivision.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2)
business days.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all
items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait,
as all DRB members will have to review the plat/plan for compliance.
If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been
rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the
meeting the application was put on hold.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with
Planning Staff to discuss other potential options.
