SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. When will Centennial Pkwy connect to NC 87?  HCDPU must complete the final inspection of the water and  Public Utilities (910)893-7575: sewer system improvements before the final plat may be Hold: released for recording. Final Plat must be on hold until the following items have been  received by HCDPU: A.The As-Built Record Drawings in three formats (digital, mylar and bond); B.The P.E. certifications for the water and sewer system improvements and C.The cost statement for the water and sewer system improvements. Provide HCDPU with an updated Master Development Plan to  show all proposed roads, streets, phases, phase lines and proposed lots with lot numbers in each phase. The Harnett County Fire Marshal must approve the fire  hydrant layout before the utility plans can be approved by HCDPU. A draw down test must be completed on the sewer lift station  with satisfactory results using power fed from the power company and from the emergency generator. Environmental Health (910)893-7547: Approve: DECISION #2 4/6/2009 1 LONG RANGE CONDITIONS The following conditions must be satisfied Must meet all requirements set forth by NC DENR. Contact at (910)433-3300. The water and sewer improvements must be certified by the  Public Utilities (910)893-7575: P.E. and HCDPU and approved by HCDPU and NCDENR before these systems can be placed into operation. Water meters cannot be released until all short range items above have been addressed and completed. The developer must provide HCDPU with a one (1) year  Public Utilities (910)893-7575: warranty on the water and sewer system improvements installed to served this subdivision. The developer must pay the SCADA fees before the sewer lift  Public Utilities (910)893-7575: station can be placed into operation once the project has been approved by DWQ. : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
