SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Provide temporary turn-around at end of Expedition Dr.  Fire Marshal (910)893-7580: : Conditionally Approve Provide temporary turn-around areas (or permanent if gap is  not closed) between Lots 90 and 94 on Bicentennial Way. Provide temporary turn-around at end of Centennial Pkwy.  New London Harbor should be New London Hbr  E911/Addressing (910)814-2038: Conditionally Approve: VICINITY MAP: Proper highways names are: NC 24-87, NC  24, NC 27, NC 87 Some streets are longer than the mx 2,500’.  nd Planning Department (910)893-7525: A 2 driveway is required when 200 lots are exceeded.  : Hold Centennial Pkwy should be completed, or bonded (complete w/ detailed estimate) to alleviate this issue. Stabilize entire site.  Drainage pipe @ lot 90 is full of silt  Will the drainage pipes between lots 86&87 and 76&77 be in  an open ditch? If so, ditch should be adequately stabilized and reinforced…rip-rap, etc. Lots 76,77,78,79 and 80 encroach into wetlands. Please show  entire bldg envelope to ensure that these are buildable lots and to ensure the structure will not encroach into the wetland. Will the crossing on Bicentennial between lots 90&94 be  permanently closed due to the wetlands area? Have the HOA documents been submitted, or revised if  submitted with another previously approved phase? Install street lights or provide letter from the contractor  stating street lights will be installed. When will Centennial Pkwy connect to NC 87?  Please provide a Master Plan showing all recorded phases and  all future developed areas. This master plan should also include the amount of open space based on total project acres, as per initial PB approval. Add "Lexington Plantation The Gate Ph A, Prt 2" note to east  side of Centennial Pkwy"….similar to note on Village Prt 2. HCDPU must complete the final inspection of the water and  Public Utilities (910)893-7575: sewer system improvements before the final plat may be :Hold VILLAGE @LEXINGTON PART 2 DECISION PACKET_#1 4/6/2009 1 released for recording. Final Plat must be on hold until the following items have been  received by HCDPU: A. The As-Built Record Drawings in three formats  (digital, mylar and bond); B. The P.E. certifications for the water snd sewer  system improvements and C. The cost statement for the water and sewer  system improvements. Provide HCDPU with an updated Master Development Plan to  show all proposed roads, streets, phases, phase lines and proposed lots with lot numbers in each phase. The Harnett County Fire Marshal must approve the fire  hydrant layout before the utility plans can be approved by HCDPU. Environmental Health (910)893-7547: None Approve: LONG RANGE CONDITIONS The following conditions must be satisfied Must meet all requirements set forth by NC DENR. Contact at (910)433-3300. Please visit www.harnett.org/utilities for more info.  PU : The water and sewer improvements must be approved by  NCDENR and HCDPU before these systems can be placed into operation. The developer must provide HCDPU with a one (1) year  warranty on the water and sewer system improvements installed to served this subdivision. : : : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Wednesday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
