Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options. SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Fire Marshal (910)893-7580: Hydrants in section 7 are located greater than 1100' feet apart.  Conditionally Approve: Relocate hydrants so that no lot is greater than 500' from hydrant. ON THE MAP "OAKRIDGE DR" SHOULD BE LISTED  E911/Addressing (910)814-2038: ROAD SIGN FOR "LAKERIDGE DR" AND "OAKRIDGE DR"  Conditionally Approve: SHOULD ALREADY BE INSTALLED OR PAID FOR Final plat must correspond with approved preliminary plat  Planning Department (910)893-7525: Street length cannot exceed 2000 linear feet (Lakeridge Dr)  Hold: Mire Branch Dr & existing Lakeridge Dr must be turned over  to DOT Cannot verify lot width on lots 68 & 69  Oakridge Dr not shown as approved (also must show 'public'  and right-of-way width) Gravel turn around at end of Lakeridge Dr should say  'Temporary Gravel Turn-Around' Note regarding improvements should say…'Harnett County  Regulations' (public utilities installation is not referenced in subdivision ordinance) Lot numbers must correspond with approved preliminary  Verification of road sign purchase must be provided  • The Utility Contractor must schedule the final inspection with Public Utilities (910)893-7575: HCDPU on the water lines installed to serve Mire Branch Section Hold: 7. If a punch list is generated from the final inspection, then the punch list items must be completed to satisfy HCDPU requirements. • The PE must provide HCDPU with a complete set of As-Built Record Drawings (mylar, paper & digital formats) on the water improvements installed to serve the Mire Branch Section 7. NOTE: If the water system is modified to add or relocate fire hydrants per the Fire Marshal's requirements then the As-Built Record drawings must be revised to reflect the changes and resubmitted to HCDPU. • The Developer must provide HCDPU with a cost statement for the MIRE BRANCH DECISION PACKET 4/1/2009 1
