SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. E911/Addressing: MAP SHEET 3 OF 3,INDIVIDUAL DRB MEMBER DEPT STAMPS SHOULD BE REMOVED. ONLY DRB SIGNATURE STAMP SHOULD BE ON MAP SHEET. YANCEY CT SHOULD BE SHOWN ON SHEET 1 OF 3. THE ROAD SIGN COST IS $500.00 FOR 4 INTERSECTIONS. Present this report to the Planning Dept with payment prior to DRB approval signature. Planning Department: • Based on curve table, lots 533 (77.73’), 535 (79.68’), 550 (79.15’), 522 (79.19’) do not meet lot width requirements. • Install street lights every 300’. Or, provide a letter from the power company certifying that street lights will be installed accordingly. • Street sign fees are due. *Please make sure to obtain all required Local and State permits before development begins.* Public Utilities: HCDPU must complete the final inspections and testing of the water and sewer line extensions installed to serve Overhills Creek - Section 7. Public Utilities: HCDPU must complete the draw down test of the sewer lift station that was installed to serve Overhills Creek - Section 7. Public Utilities: The access roads to the sewer lift stations in Section 6 - Part 2 and in Section 7 must be provided with means for drainage and ersosion control as these access roads do not meet HCDPU requirements. Public Utilities: The SCADA system must be installed on the sewer lift station in Overhills Creek - Section 7 before this system can be accepted by HCDPU. Public Utilities: The Developer or the Professional Engineer (PE) must submit the Cost Statement to HCDPU for the new water and sewer collection lines installed in this phase of the subdivision. Public Utilities: Final Approval must be issued by NCDENR-PWSS for the new water lines before any meters may be installed in Section 7 of Overhills Creek. Public Utilities: Final Approval must be issued by NCDENR-DWQ for the new sewer lines and the sewer lift station before any meters may be installed in Section 7 of Overhills Creek. OVERHILLS CREEK PHASE 7 DECISION PACKET 2 4/1/2009 1 Public Utilities: If the lot lines must be adjusted to satisfy the Harnett County Planning Dept requirements, then the water and sewer services must be adjusted to serve the lots affected by the re-arrangement of the lot layout in the subdivision. If the water and sewer services are relocated to new location, the the PE must resubmit the As-Built Record Drawings to HCDPU. LONG RANGE CONDITIONS The following conditions must be satisfied Public Utilities: The Developer must provide HCDPU with a one (1) year warranty on the new water lines and sewer collection lines and associated appurtenances that serve this subdivision once approved by HCDPU and NCDENR. Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business day. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
