SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Temporary turn around to be installed at end of phase two.  Fire Marshal (910)893-7580: 4" water line to be upgraded on Fifty Caliber Dr to 6" line  Conditionally Approve: 4" water line to be upgraded on Humvee Dr to 6" line  Gunner Ct should also be shown near True Blue Dr  E911/Addressing (910)814-2038: Conditionally Approve: Note maintenance responsibility for all drainage easements.  Planning Department (910)893-7525: Note maintenance responsibility for areas other than for  Conditionally Approve: residential use…ie “sign & landscape area” near lots 128 & 195. Lot & block numbers are not in consecutive order (omitted #’s  130, 140, 153) The Developer must provide HCDPU with a Master  Public Utilities (910)893-7575: Development Plan for the entire development if future phases Conditionally Approve: are planned. The water and sewer lines for this development must be  permitted by NCDENR and approved by HCDPU. The Developer must enter into a three party NCDOT  Encroachment Agreement with HCDPU and NCDOT. The note on Page 2 of the Preliminary Plat should indicate the  future water line to be installed by the developer not by others. A 6” water line must be extended along Tingen Road (SR 1139) to serve Phase 3 of this development. Contact at (910)433-3300. Please visit www.harnett.org/utilities for more information on  Public Utilities (910)893-7575: the approval process. The developer must provide utility plans, and engineers  report, project specifications along with the NCDENR applications to HCDPU for review and approval. No construction may begin on the water lines without the required NCDENR permits. Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
