SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. E911/Addressing: ON THE SHEETS 1 AND 2, TRUE-BLUE DR SHOULD BE LISTED AS TRUE BLUE DR (NO HYPHEN). ON MAP SHEET 2 OF 2, TIGER TANK SHOULD BE LISTED AS TIGER TANK CT. E911/Addressing: ON THE VICINITY MAPS, NC HWY 27 SHOULD BE LISTED AS NC 27 W. NC HWY 87, NORTH OF NC 27 W. SHOULD BE LISTED AS NC 87 S. Planning Department: THOROUGHFARE PLAN NOTATION MUST BE INCLUDED Public Utilities: The Professional Engineer (PE) should provide a Master Development Plan to HCDPU. The plans for the first phase of Patton's Point did not include a Master Development Plan and the initial water line upgrade to the site should have been an eight (8") inch water line or larger based upon the number of lots that are planned to be developed in this subdivision. The preliminary plan for Patton's Point - Phase 1 was approved with a six (6") inch water line as no additional development was indicated to HCDPU. The Phases 2 & 3 cannot be approved by HCDPU without a Master Development Plan for this subdivision. Public Utilities: The Professional Engineer should provide HCDPU a complete fire flow analysis for the entire subdiviosn using the proposed six (6") inch water line extensions from Phase 1 and another complete fire flow analysis using another proposed design where the utility plans include an eight (8") inch water line being extended up from Micro Tower Road through Phase 2 and connecting into Phases 1 & 3. Public Utilities: The Professional Engineer should redesign the utility plans to include an eight (8") inch water line to serve the proposed Phases 2 & 3 of the Patton's Point subdiovision. Harnett County has an existing eight (8") inch water line and a twenty (20") inch water line along Micro Tower Road. A new tap on the twenty (20") inch water line along Micro Tower Road should be included in the utility plans and the eight inch water main should extend up through both proposed phases of this subdivision.  :  :  :  :  :  :  : PATTON'S POINT DECISION PACKET 4/1/2009 1  :  :  :     LONG RANGE CONDITIONS The following conditions must be satisfied Public Utilities: The Professional Engineer (PE) must submit a set of utility plans for the proposed water lines, an engineer's report and the project specifications to HCDPU for review and subsequent approval in accordance with the established "Approval Process for New Water Lines" as outlined on the Harnett County website www.harnett.org  :  :  :  :  :  :  :  :  :  :     Development Review Board Chairman PATTON'S POINT DECISION PACKET 4/1/2009 2 If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business day. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
