Re: Preliminary Plat Approval on 4/4/05

To whom this may concern:
This is to inform you that the Harnett County Planning Board approved the preliminary
plat for the above referenced subdivision on April 4, 2005, with the following conditions:
Receive approval from NCDOT for proposed driveways, drainage system, and
streets.
Receive approval from Harnett County Public Utilities for Water and/or Sewer
Receive approval from NCDENR for erosion control plan
Receive approval from the Harnett County E-911 addressing specialist for street
name and addressing
Receive approval from Environmental Health
Note on the final plat who will be responsible for the maintenance of the drainage
easements.
You may proceed with the preparation of the final plat, and the installation of/or
arrangement for required improvements in accordance with approved preliminary plat
and the requirement of the Harnett County Subdivision Ordinance. In lieu of requiring the
completion, installation and dedication of any and all improvements prior to final plat
approval, the Planning Department may enter into a written agreement with the
subdivider whereby the subdivider shall agree to complete all required improvements.
To secure this agreement, the subdivider shall provide, as approved by the Harnett
County Planning Department, either one or a combination of Surety Performance Bond,

Cash, and Equivalent Security (Letter of Credit).
It shall be the responsibility of the developer to formally notify the District Engineer from
the N.C. Department of Transportation and initiate the process of transferring the
responsibility of road maintenance. If the District Engineer or his designee has not
recommended that the N.C. Department of Transportation accept maintenance
responsibility for the required public road improvements by the time that the County has
issued building permits for seventy-five percent (75%) of the lots shown on the record
plat, the County shall not issue any more building permits until the District Engineer
makes such a recommendation and formally notifies the Subdivision Administrator.
