Allowed 24% built upon area. Or, 36%  without curb and gutter. Add “Watershed IV” note to phase 2 sheet.  Thoroughfare plan notation must be included.  Note the total number of lots proposed on each phase sheet.  Note the sign type and size.  Plantings along the berm are needed to complete streetscape buffer. Also note landscaping  type & maintenance responsibility of this buffer on the plat. Ditches should be free of sediment, seeded, and stabilized.  A surety performance bond can be submitted to ensure that the ditches will be free of  sediment, seeded, stabilized, and the streetscape buffer is completed. This should be made payable to Harnett County and equal to the amount of 1.25 times the entire cost, as estimated by the owner/ developer and approved by the County. Note maintenance responsibility for drainage easement(s) and ensure that they are  stabilized.
