SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the meeting. Fire Marshal (910)893-7580: Fire hydrants to be placed on the right side of the road Conditionally Approve: The following existing street names should be shown on the  E911/Addressing (910)814-2038: plat: Providence Ct, Plantation Dr, Arlington Dr, Crutchfield Conditionally Approve: Dr Hayden Ln should be shown on the street and not in the lot  area Hawthorne St is denied. 2 street names are needed for this  Berkleys Way is not on list of approved names  Streets should not be shaded in  Project location should be listed as NC 24-87/Plantation Dr  Remove 'Planned Unit Development' note; this project has not  Planning Department (910)893-7525: been granted a conditional use permit for a planned unit Hold: development Lot numbers must continue from last numbered lot in  subdivision Identify both Phase and Section for this application  (Preliminary plat for Phase 3 shows this portion of site; so it's not included in Phase 3). The next Phase for this development should be Phase 6 Vicinity map is insufficient  Identify adjacent Phases & Sections of Richmond Park  All streets shown on plat must be named, noted as public, SR  number (if applicable), and right-of-way width Open space is noted but no open space is shown on plat;  either remove notes or show open space; if wetlands are to be open space, lot lines must be adjusted to show such and easements must be provided for access; acreage data and open space maintenance note must be adjusted accordingly 30' front setback note must be removed  Patio home lot typical must be removed  Points of measurement must be shown for curves to verify lot  widths; all lots with curves cannot be verified without this data Street lights must be installed every 300 ft. (currently there  RICHMOND PARK SECT 6 DECISION 3/30/2009 1 are not enough lights shown) Deed reference must be noted  Must connect to existing Richmond Park Dr. (SR 2412) Environmental Health (910)893-7547: Approve: The Developer must hire a PE to design the water and sewer  Public Utilities (910)893-7575: lines to serve the residential lots in this development. The Conditionally Approve: sewer capacity for this development may be limited due to adjacent development and the limited capacity at Harnett County's existing WWTP. This project may need to be placed on Hold pending the availability of additional sewer capacity at the new South Harnett Regional WWTP to begin construction in 2007. If approved, the lots will not be provided water meters until HCDPU can verify the sewer capacity is available and Harnett County reserves the right to limit the release of water meters accordingly. LONG RANGE CONDITIONS The following conditions must be satisfied NOTE: Future plats submitted without prior street name approval will be E911/Addressing (910)814-2038: placed on hold. Subdivision/Road Name Requests are recommended to be submitted no later than 5 days prior to DRB Application Deadline. The developer and the PE should obtain a letter of sewer capacity for this Public Utilities (910)893-7575: development before the preliminary plat may be approved for the proposed 52 residential lots in the Richmond Park - Section 6 subdivision. : : : : Development Review Board Chairman If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you within two (2) business days. If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan to the Planning Department showing that all items listed under Short Term Conditions have been rectified. Please be aware that review will not be done while you wait, as all DRB members will have to review the plat/plan for compliance. If HELD, you must submit 5 copies of the plat/plan showing that all items listed under Short Term Conditions have been rectified. To attend the next DRB meeting, revised plat/plans must be submitted by noon on Friday following the meeting the application was put on hold. If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning Staff to discuss other potential options.
