SHORT TERM CONDITIONS, COMMENTS, OR JUSTIFICATIONS
The following conditions are to be rectified prior to obtaining DRB signature and are subject to change during the course of the
meeting.
E911/Addressing: ON THE SHEET NUMBER P-1, THE MAP SHOULD LIST "SR 1117 NURSERY RD" AND "MELROSE
DR"
: ON THE VICINITY MAP NC 27 SHOULD BE LISTED AS "NC 27 W"
Public Utilities: Water system must be permitted with NCDENR and approved by HCDPU and NCDENR. The
developer must provide a one year warranty on the water system once approved by NCDENR and
HCDPU. Water meters will not be released to this phase until the final approval has been issued
by NCDENR-PWSS. The PE must provide HCDPU with a Master development Plan for all proposed
phases of this subdivision.
: Engineering plans must be submitted for review
Fire Mashal: Verify 6 inch water line is available to site
Planning Department: Street Right-of-Way must be shown for all streets, including width and dedication
: Adjacent property owners must be shown
: Gross acreage of phase must be shown
: Nursery Rd. (SR 1117) must be identified on Phase 2 sheet
: Melrose Dr. must be identified on Phase 2 sheet
: Sign easement should be shown (if applicable)
: Total number of lots in Phase 2 must be noted
: PLEASE BE AWARE THAT ONLY PHASE 2 IS BEING APPROVED AT THIS TIME. MASTER PLAN, AS
SUBMITTED, WILL BE USED FOR REFERENCE PURPOSES ONLY.

LONG RANGE CONDITIONS
The following conditions must be satisfied
Public Utilities: The Developer and Contractor must provide HCDPU with a one (1) year warranty on the new
water mains and sewer collection lines and associated appurtenances that serve this project once
the new utility improvements have been approved by HCDPU and NCDENR.

If APPROVED, your signed plat/plan may be picked up at the Planning Department or will be mailed to you the next business
day.
If APPROVED WITH CONDITIONS, you must submit 5 copies of the plat/plan showing that all items listed under Short Term
Conditions have been rectified.
If HELD, you must submit 10 copies of the plat/plan showing that all items listed under Short Term Conditions have been
rectified.
If DENIED, you may appeal the Board’s Decision to the Harnett County Planning Board within 30 days or meet with Planning
Staff to discuss other potential options.
